Perhaps the most exciting, and largest redevelopment in Europe is taking place at the 67-acre site of King’s Cross in London.
The £1bn construction programme for the transformation of this once industrial wasteland is resulting in a colossal redevelopment of 8 million sq ft of offices and homes, commercial and public space, including 500,000 sq ft for retail and leisure. There are 50 new buildings on 20 new streets, ten new public parks and squares and 1,900 new homes. The redevelopment is so vast it even has its own postcode: N1C.
The concept of the King’s Cross redevelopment began in 2001 when Argent was selected as the development partner. Argent created a master plan for the area based on years of intensive studies and consultation with the local community, government and other stakeholders.
Then in 2008, Argent, London & Continental Railways and DHL formed a joint partnership: Kings Cross Central Limited Partnership to deliver the vision.
BIM. Technologies were appointed by Argent to be their BIM Strategy Partner at the close of 2014 to advise on an organisation wide BIM Strategy, largely as a result of the benefits seen from utilising BIM for the Google building and our long-term commitment to digital construction.
The dedication to digital construction means that for every building, there is consistent information for asset and facilities management which sets in place all infrastructure going forward.
As technology has evolved during the lifespan of this project, we’ve been able to utilise new ideas to deliver on the strategy and vision of this unique area. For example, our Warboard platform for collaborative design team management has proven invaluable and made a massive difference for everyone working on the project. The platform, developed internally over four years to address challenges on this and other projects, has now become a commercial product to be used from design through to construction stages, by all parties involved in producing and maintaining 3D BIM models, spanning all disciplines.
BIM. Technologies have been, and still are, heavily involved in model coordination and final data deliverables for the client and asset owners as the builds near their completion.
The three high-level principles of ‘designing places’,’ constructing places’ and ‘maintaining places’ are still relevant to what we're doing, although the ‘designing places’ phase is now complete.
Now the project is nearing completion, and the outcomes are becoming a reality, Ben Malone, Director at BIM. Technologies can begin to reflect on lessons learned. He said:
